What to Look For in an Agent

Escrow, Inspections & Appraisals

Once your offer has been accepted, you will enter a critical phase of the transaction. These steps are designed to protect you and ensure you are making a sound investment.

What Is Escrow?

A neutral third-party process holding funds and documents until all conditions of the sale have been met.

The Home Inspection

A licensed inspector examines the property from top to bottom — roof, foundation, electrical, plumbing, HVAC, and more.

The Appraisal

Your lender will require an independent assessment of the home's market value. If it appraises below the purchase price you may have the opportunity to renegotiate.

Reviewing the Title

A title search verifies the seller has legal ownership and there are no outstanding liens. Title insurance protects you against unforeseen claims after closing.

Moving Into Your New Home

Congratulations — you're almost there! Closing day is an exciting milestone.

The Final Walk-Through

Confirm agreed repairs are complete, the home is in expected condition, and no new issues have arisen since your inspection.

Closing Day

Review and sign documents transferring ownership. Pay closing costs — typically lender fees, title insurance, escrow fees, and prepaid expenses. You will then receive the keys.

Planning Your Move

Research moving companies early, notify your bank and employer of your new address, arrange for utilities to be transferred before you arrive.
